b) Assignment or subletting: The tenant may not assign or sublet a room to ADRESSE or allow another person to occupy the rented rooms without the prior written consent of the owner. Tenants are prohibited from using programs such as Airbnb or RelayRides to rent part of the property, including a parking space in the garage. 1. Use a sublet to rent a property (or just a room) if you are already renting the property from another owner. Tenants agree to follow these house rules: 1) Never inhale a person without first having eye contact for safety reasons, 2) Watch the garage door close completely when exiting and entering for safety reasons, 3) Keep the peace by respecting the neighbors from the noise, especially after 10pm. Each part of the house must move inside before 20:00 due to the density of the area (early at best, see the section on complaints above), 4) Do not block the neighbor`s driveway, just your own. 5) Respect and care for the property.

Previous Agreements Replaced: This Agreement constitutes the sole agreement of the parties and supersedes all prior agreements or written or oral agreements between the parties with respect to the subject matter. Use a monthly lease if you don`t want to commit to renting your property for a full year or more, but still need to protect your rights. Using a monthly lease allows you (and your tenant) to be flexible. The tenant and landlord must keep a copy of the signed agreement for their records. Use a lease to give the tenant the opportunity to purchase the property at the end of the contract. This type of lease helps a tenant who can`t buy a property right away and allows the seller to get a stable income. 26. Attorney`s fees. If it becomes necessary for the Landlord to engage a lawyer to enforce any of the terms or agreements of this Agreement, including the collection of rents or the acquisition of the premises, the Tenant agrees to bear all costs incurred in this manner, including reasonable attorneys` fees.
** Community addition/suggestion. 7. Fuel Time: Time is essential in this Agreement. By accepting tenants, the landlord rejects all other interested parties who wish to rent ADDRESS during the period from XX/XX/XXXX to XX/XX/XXXX. If tenants decide to terminate the lease after the deposit, the landlord will keep $X.XXX of the $XX.XXX deposit to make up for lost time and income because the landlord no longer complies with the offers or shows the house to other potential tenants. You should list all the people who live in your rental property, including tenants and residents, in your residential lease. While residents do not have the same legal obligations as tenants, they generally must be listed in the lease to qualify for protection under the state`s rental laws. However, a resident`s legal rights may vary by jurisdiction, so it`s important to check your local rental laws for clarity.
I almost got angry until I remembered that a lease is just that – if neither party disagrees, no one forces you to sign. Both parties must protect each other. 12. Choice of Law: This Agreement shall be construed in accordance with California law. All obligations of the parties arising from this lease are fulfilled in San Francisco County, California. .
